SITE ASSESSMENTS REPORT

March 2014. In order to support its draft Neighbourhood Plan (Pre-Submission Plan), the Parish Council is publishing a Site Assessments Report November 2013. This report details the work undertaken to review each site that was on display at the September 2013 Public Exhibition in Sedlescombe Village Hall.

 

BREDE LANE (STREET FARM) SITE. In January 2014, a planning application RR/2014/147/P was submitted to Rother District Council for development of one of the sites that is under consideration through the Sedlescombe Neighbourhood Plan process Street Farm, Brede Lane, Sedlescombe.

The application proposed the erection of 18 residential dwellings with associated access, car parking and open space together with the transfer and change of use of land to be used as school playing fields. The developer has opened a website in support of this proposal and it can be seen at www.bredelane.co.uk.

The application includes a Planning Statement prepared by Armstrong Rigg (planning consultants). The Parish Council has submitted the following statement in reply to Rother District Council:

Sedlescombe has now published the results of its July 2013 Residents' Survey which have led to the categorisation of 12 sites in the parish. The information provided to the Exhibition is now online as follows:

In 2013, on September 14th and 15th, sites put forward as being suitable for development were on display at Sedlescombe Village Hall between 10am and 4pm.

Flyer

In March 2013, the Parish Council published a flyer asking for possible development sites to be put forward. The flyer was delivered to every home in the parish of Sedlescombe. The closing date for the submission of sites for consideration is 20 May 2013.

At the end of the submission period for sites, consideration will be given to each one and landowners will be contacted.

There is a large list of "showstoppers" - eg Archaeological or Environmental special significance, Conservation Area restrictions, unclear ownership and access etc. These fall under planning law, and as such can prevent a site from being selected. All landowners will need to declare their sites free from showstoppers, but the planning process caters for further checks to guarantee this.
